There are many vibrant and vital reasons for investing in commercial property, but that’s not always spoken of in business circles. After all, every business has decent reasons for investing in a property, and the reasons are often clear – you may wish to operate from it, use the asset value, or simply expand your operations. But what about if you hope to invest in a commercial service space as a facilities platform? Well, as facilities management services will be able to tell you, curating a solid plan for what this means in practice will help you determine and gauge the feasibility of such an effort. So, how do you achieve that? We have three possible suggestions below:
What Kind Of Activity Can The Space Support?
You may walk into a large, open, clean facility and imagine it housing any kind of commercial service imaginable, yet just because a place looks the part doesn’t mean it’s ready to take on the role you have in mind. It’s important to be very specific about your commercial needs.
For example, with a deeper inspection to figure this out, ask if the plumbing and electrical systems can cope with what you plan to bring in. You may also ask if the floors graded and treated appropriately for heavy machinery or storage. In your case, airflow, lighting, drainage may be essential. If you’re sparing with toxic filtrated formulas, you may need to install bulky extraction modules, for example. As such, if you’re planning to turn it into a space for fabrication, cleaning, or warehousing (just a few examples), those little technical elements are going to be essential to plan for.
Is The Location Pulling Its Weight?
Any commercial space will often rely on access, distribution, and logistical simplicity. That means the location matters more than most people realize.
You want somewhere accessible for your workforce, of course, but also for suppliers, delivery services, and clients if they need to visit. Nearby main roads, motorway access, and closeness to airports or supply lines can make or break whether a place is fit for purpose depending on your specific need.
Can The Space Grow With You?
This is a common thing to ignore, especially when the initial space seems ideal, and because no business manager wants to just assume they’re going to aggressively expand so as not to jinx their future success. That being said, a commercial service facility is rarely something you build around a short-term plan. You want a space that can handle what your business might become in five or ten years, not just what you’re doing right now, and assume the very best.
That might cause you to think about adaptation, such as asking if there are adjoining units that could be acquired later, or if you can you install new systems, build outward or upward, or increase the internal workflow capacity over time. You may also ask if this will be limited by your impact on the local area, such as residential limitations in play.
